Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.
Is my home in Wash Common listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Gutter survey in Wash Common
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photographs. We survey downpipes, eaves gutters and fascias and soffits, and common reasons people get in touch are water spilling over the gutter edge and downpipes that are split or coming away.
In a smaller place like Wash Common, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Wash Common, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it’s shared

What else we do in Wash Common
Signs you need a gutter survey in Wash Common
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
We’re frequently asked to look at:
- Brackets that have dropped or snapped
- Water backing up from a hidden gutter
- Rotten fascias or stained soffits
- Choked outlets or hopper heads
Trees in and around Sandleford Priory shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the survey will not cover
- What insurance they carry
How the survey changes by roof type
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.
Landlord and commercial surveys in Wash Common
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the gutter, with photos, useful for planning maintenance.
Checking the roof from ground level
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Wash Common homes and their roofs
About 2.4 miles north-west lies Benham Park, a reminder of how long the area around Wash Common has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Falkland Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Newbury station, a dated record of the roof is useful when planning maintenance across a let.
