Gutter survey in Sandleford, West Berkshire
Gutter surveys for homes and businesses in Sandleford. We have completed more than 5,000 surveys across London and the South East.
- Brackets that have dropped or snapped
- Soffits marked by water
- Downpipes that are split or coming away
Signs you need a gutter survey in Sandleford
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
A survey makes sense if you’ve noticed:
- Sagging gutters and loose brackets
- Choked outlets or hopper heads
- Water spilling over the gutter edge
- Valley or box gutters that overflow inside
If you look after a building such as The Willows Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- What experience they bring
- Will they check the loft as well as the outside?
- How soon the report will arrive
- Whether any drone flown is registered with the CAA
How a gutter survey works in Sandleford
Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, eaves gutters and fascias and soffits, and people most frequently book us about blocked outlets and hoppers and gutters that have fallen out of line.
Somewhere as small as Sandleford, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Sandleford homes and their roofs
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Sandleford has a long history of building, with Shaw House about 2.4 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces such as Sandleford Priory can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Newbury station, the gap between tenancies is a good time to have the roof looked at.

Why it is worth a survey now in Sandleford
A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a place like Sandleford, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Sandleford questions
Is my home in Sandleford listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Sandleford within the area you cover?
Yes, Sandleford is on our map. A small place gets exactly the same survey as a big one.
Is there a good time of year to book a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Do you take photos of the roof?
Yes. The report includes photographs of what we found.
What do I do with the report?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How much is a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or drop us an email.
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Sandleford can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at
- Check pets are kept safely away
