What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Flat roof survey in Sandleford

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey EPDM rubber, felt flat roofs and GRP fibreglass, and common reasons people get in touch are blocked or damaged outlets and edge trims that have lifted or split.

Older buildings in small places like Sandleford may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Sandleford questions

Do you carry out roof surveys in Sandleford?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Sandleford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Does the survey cover asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask whoever fits equipment on the roof to make good the covering
  • Note where water lies after a downpour
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.

Landlord and commercial surveys in Sandleford

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the flat roof.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Around Sandleford, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Keep pets in another room

Flat roofs in Sandleford

With Shaw House about 2.4 miles north, Sandleford sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For an older house near a landmark like St Gabriel's School, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like The Willows Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Newbury station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
