Flat roof survey in Wash Common: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you are worried about raised blisters across the surface and failed seals around rooflight kerbs, a survey will tell you what’s going on, whatever the roof.
Outbuildings, garden rooms and garages in places like Wash Common frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Flat roof surveys in Wash Common: local notes
About 2.4 miles north-west lies Benham Park, a reminder of how long the area around Wash Common has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you live in an older home near St Luke Church, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as Falkland Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Why it is worth a survey now in Wash Common
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Around Wash Common, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

When you need someone else
To be straight with you, there are limits to any roof survey:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What this survey covers
- Mastic asphalt
- Single-ply membranes
- GRP fibreglass
- Felt flat roofs
- EPDM rubber
- Upstands and outlets
How the survey changes by roof type
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
Do you need a flat roof survey in Wash Common?
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
It is worth booking a survey if you’ve seen:
- Gaps at upstands and abutments
- Pools of water lying on the roof
- Outlets choked with leaves and silt
- A sagging deck under the covering
If you let a flat or house near Newbury station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
What to check before booking
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours
- What the survey won’t cover
- Whether the inside of the roof is included
Your questions about flat roof surveys in Wash Common
Is Wash Common in the area you cover?
Yes, Wash Common is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or drop us an email with the address and a few details.
Is my home in Wash Common listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Does the survey cover asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
How many years has my flat roof got left?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
How it works
Every roof is different, but as a rough guide the survey takes about one to two hours for a house, and longer for a large or complex roof. You are welcome to ask questions while we are there. A visit to a smaller place like Wash Common is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Unlock side gates and any roof access doors
- Leave a clear route to the loft
- Make a note of anything you’d like us to look at
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Advice
What a survey costs
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- Building height and the viewpoints available
- The use of thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
What to tell us when you get in touch
To price your survey accurately, we will ask about:
- Any photos you have, taken from ground level or a window
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- Where the property is, with the postcode
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.
