Flat roof surveys in Skinners Green

Flat roof survey in Skinners Green

We inspect a flat roof from wherever it can be seen safely: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey EPDM rubber, felt flat roofs and mastic asphalt, and common reasons people get in touch are blistering in felt or asphalt and ponding water that doesn’t drain away.

In a small place like Skinners Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Skinners Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Have any paperwork from past roof work to hand

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Skinners Green: your questions answered

Does a conservation area affect roof work in Skinners Green?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Skinners Green?

We do. Villages and rural addresses get the same survey as a town house.

Does the weather affect the survey?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Flat and commercial roofs around Skinners Green

About 1.4 miles north lies Benham Park, a reminder of how long the area around Skinners Green has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you own a rental within reach of Newbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as John Rankin Infant and Nursery School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Have the roof looked at again after a severe storm
  • Keep records of when the roof was laid and what work has been done
  • Keep people off the roof unless they need to be there
  • Ask whoever fits equipment on the roof to make good the covering

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

When to book a survey in Skinners Green

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Typical things we are asked to look at include:

  • Outlets choked with leaves and silt
  • Ponding water that doesn’t drain away
  • A sagging deck under the covering
  • Splits and cracks in the covering

Take an older house close to Parish Church of St Michael: the flat roofs on later extensions tend to wear out long before the main roof.

What’s in a roof survey

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

What affects the price in Skinners Green

Several things affect the price of a survey:

  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • The shape of the roof and its details

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What we need to know

  • What’s prompted the survey
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or send us an email.
