About gutter surveys in West Berkshire
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. Typical surveys look at rotten fascias or stained soffits and choked outlets or hopper heads, on fascias and soffits, eaves gutters and parapet and box gutters.
After the inspection, everything we found is written up in a report with photographs. As for time on site, it normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it’s safe to get into.
- You get a report with photographs and recommendations.

Near you in Newbury
Locally, jobs take us to homes and businesses close to St Nicolas Church, Victoria Park and St Bartholomew's School. Other local landmarks include The Diamond Tap (less than half a mile north-east), St Nicolas C.E. Junior School (under half a mile south) and St Bartholomew's School (0.6 miles south-west). There’s a railway station in Newbury itself: Newbury station. A little further out are Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). For a walk, there is Audrey's Meadow.
Homes and roofs across West Berkshire
Homes across West Berkshire range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in West Berkshire.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. West Berkshire is part of that mix.
Newbury: If you own a rental within reach of Newbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Victoria Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Honest limits
It helps to know what a survey won’t do before booking:
- The inside of a downpipe along its whole length
- Asbestos testing of old gutters, downpipes or soffits
- Parts of gutters that cannot be seen safely
What happens if roof problems are left?
Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
- How long they’ve been surveying roofs
- What the survey won’t cover
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Useful tips for West Berkshire property owners
There is plenty you can do without going near the roof. What helps most:
- Watch for green marks down the brickwork
- Get the gutters cleaned out every year
- Check downpipe clips are holding
- Keep climbers away from the eaves
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.
How we price gutter surveys
Not every roof costs the same to survey, for these reasons:
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What to tell us when you contact us
We will usually ask about:
- The property’s address and postcode
- When you need the report by
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
Booking is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.
Questions from West Berkshire
What’s the best way to book?
It’s easiest to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. Surveys run seven days a week.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What’s the price of a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or use the contact form.
Will you photograph what you find?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Do you look in the loft space?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
