About our gutter survey in Weston
Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’re worried about gutters that have fallen out of line and gutters overflowing in heavy rain, we can find out what’s behind it.
Older buildings in small places like Weston may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

What a gutter survey does not cover
It’s useful to know what a survey won’t do before you book:
- Parts of gutters that can’t be seen safely
- Underground drains, which need a CCTV drain survey
- The inside of a downpipe along its whole length
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.
What we look at
- Outlets and hoppers
- Fascias and soffits
- Downpipes
- Eaves gutters
- Parapet and box gutters
- Valley gutters
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
Gutter surveys around Weston
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.7 miles south-east lies Benham Park, a reminder of how long the area around Weston has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
The streets around a church such as St Thomas' Church are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Kintbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for Weston
Will you come out to Weston?
Yes, Weston is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is my home in Weston listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What’s in the report?
A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
What affects the cost of gutter surveys
To price your survey, we check:
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
- Which survey package you book
- Commercial roofs and larger buildings
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What to let us know when you contact us
Getting the details right at the start saves time. It helps to include:
- Your timetable, such as an exchange date
- What kind of property and roof it is
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
What else we do in Weston
Landlord and commercial surveys in Weston
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Weston, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First, you let us know what you’ve seen, such as overflows or damp.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it is safe to get into.
- You get a report with photographs and recommendations.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- For flats, make sure roof access has been agreed
- Jot down any questions you want answered

Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
