Gutter surveys for homes and businesses in Shefford Woodlands

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed gutters that have fallen out of line and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Shefford Woodlands, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a gutter survey looks like in Shefford Woodlands

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Church of St Stephen: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Hungerford station, a dated record of the roof is useful when planning maintenance across a let.

Shefford Woodlands: your questions answered

Do you survey roofs for landlords with property near Hungerford station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover smaller places like Shefford Woodlands?

We do. Villages and rural addresses get the same survey as a town house.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

How much time does the visit need?

A visit normally takes between one and two hours at a typical home, and about three to four hours for a commercial roof. You will know roughly how long when we arrange the visit.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What a gutter survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Older roofs in small places like Shefford Woodlands can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
  • Keep pets in another room

Advice

Leave it or get it looked at?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. In a place like Shefford Woodlands, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
