Gutter surveys in Speenhamland: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Speenhamland has a long history of building, with Shaw House about 0.5 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Landlords with a home close to Newbury station may find that a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Speenhamland School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park like Victoria Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Gutter survey in Speenhamland

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. Typical surveys look at hoppers and outlets full of debris and sagging gutters and loose brackets, on downpipes, outlets and hoppers and fascias and soffits.

Around Speenhamland, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a smaller place like Speenhamland, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Advice

Why act early in Speenhamland

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. On a bungalow or cottage around Speenhamland, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What you get with us

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

What affects the price in Speenhamland

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey

Common questions in Speenhamland

Is my home in Speenhamland listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Speenhamland within the area you cover?

Yes, Speenhamland is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or send us an email.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
