Your questions about gutter surveys in Stockcross

Will you come out to Stockcross?

Yes, Stockcross is on our map. Villages and rural addresses get the same survey as a town house.

I let a flat near Newbury station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Gutter surveys for homes and businesses in Stockcross

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into gutters full of debris and silt and valley or box gutters that overflow inside, across eaves gutters, parapet and box gutters and outlets and hoppers.

In a small place like Stockcross, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the gutter as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

What we look for on each type of roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

What we are asked to look at in Stockcross

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.

These are some of the problems a survey can pick up:

  • Overflowing eaves gutters
  • Gutters full of debris and silt
  • Valley or box gutters that overflow inside
  • Fascia boards damaged by overflowing water

Living close to Hamstead Marshall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What’s in a roof survey

What this survey cannot tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • What’s behind fascias and inside walls
  • Parts of gutters that cannot be seen safely
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Stockcross needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Tell us about any leaks, stains or damp patches you know of

Advice

Useful tips for Stockcross property owners

Small things make a difference. Some pointers:

  • Do not climb a ladder to look in the gutters
  • Watch the gutters during heavy rain
  • Make sure downpipe clips are holding
  • Keep climbers away from the eaves

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building usually during the worst downpours. Having them checked before autumn and winter makes sense. Outbuildings and barns around Stockcross are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Roofs, chimneys and gutters in Stockcross

The wider area around Stockcross has a long history of building, with Benham Park about 0.6 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as Church of St John, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Stockcross C.E. School, a written record of a large roof helps plan work for the holidays rather than in term time.
