Gutter survey in Speen: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, fascias and soffits and valley gutters, and the problems we’re asked to look at most are gutters full of debris and silt and overflowing eaves gutters.

In a village or hamlet like Speen, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Signs you need a gutter survey in Speen

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Signs worth acting on include:

  • Downpipes that are split or coming away
  • Choked outlets or hopper heads
  • Gutters that have fallen out of line
  • Dripping or leaking gutter joints

Trees in and around Victoria Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Speen: your questions answered

Does a conservation area affect roof work in Speen?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Speen?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Watch ceilings under valley gutters for fresh marks
  • Leave gutter checks at height to someone equipped for it

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

Gutter surveys around Speen

The wider area around Speen has a long history of building, with Benham Park about 0.9 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Robert Sandilands Primary School and Nursery: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Newbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Speen is about 1 mile north-west of Newbury, in West Berkshire. In Speen, as across West Berkshire, every roof gets the same careful survey. Our area takes in places right across West Berkshire, large and small. There is also a page for Reading.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Speen, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Advice

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Why act early in Speen

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. Older cottages and farmhouses around Speen can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.
