Thermal roof survey in Weston

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. If you’ve noticed cold areas below the roof and stains that keep coming back, we can find out what’s behind it, on loft conversions, insulated roof spaces and commercial roofs alike.

In a small place like Weston, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • Proving moisture from the images alone

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs

How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Any of our surveys can be booked by landlords, agents and building managers in Weston. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Thermal roof surveys in Weston: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as St Thomas' Church are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Benham Park lies about 4.7 miles south-east, so building around Weston goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager doesn’t touch the roof itself.

Weston is about 6 miles north-west of Newbury, in West Berkshire. Weston gets the same service as everywhere else we work: a careful inspection, photos and a written report. Across West Berkshire, we cover Weston. Reading is in our area too.

All of RG20 is within our area for thermal roof surveys, from the main roads to the quietest streets. Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Do not switch the heating off before the visit
  • Remember the conditions on the day affect the results
  • Keep a record of when stains appear
  • Move stored items away from the loft hatch

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

Common questions in Weston

How do I find out if my home in Weston is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Weston?

Yes, Weston is one of the places we work. The survey and report are the same in Weston as anywhere else, and visits run on weekdays and weekends.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How experienced are you?

More than 5,000 surveys over 20+ years.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How long does the survey take?

Most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes between one and two hours for a house, and about three to four hours for a commercial roof. Around Weston, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.
