Drones, thermal imaging and Wickham roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Swithin, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Historic houses like Benham Park, about 3.7 miles south-east, show how far back building around Wickham goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself. If you look after a building such as Welford and Wickham C.E. Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Thermal roof survey in Wickham

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Typical surveys look at areas losing heat at the eaves and junctions and gaps in loft insulation, across commercial roofs, loft conversions and insulated roof spaces.

In a village or hamlet like Wickham, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

Before you book, it is worth knowing what a survey will not do:

  • The condition of timbers we cannot see
  • Confirming water without moisture readings
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Wickham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Advice

Different roofs, different checks

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

FAQs for Wickham

Do you cover Wickham?

Yes. We cover the whole of London and South East England, and Wickham is part of that. Just ring 07833 053749 or send us an email and let us know about the property.

Will you come out to Wickham?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

What happens next?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What happens if roof problems are left?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Where a roof is exposed, as many are in small places like Wickham, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
