Thermal roof survey in Lambourn: what you get
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, insulated roof spaces and ceilings below the roof, and the problems we are asked to look at most are missing or slipped insulation and cold areas below the roof.
Older cottages and houses around Lambourn may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Why act early in Lambourn
Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. In an older home around Lambourn, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Honest limits
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- A formal energy assessment
- Confirming water without moisture readings
- What’s inside walls or under coverings, without opening up
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.
What we look at
- Flat roofs
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
- Ceilings below the roof
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Lambourn questions
Do you cover Lambourn?
Yes, Lambourn is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is Lambourn within the area you cover?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Can a thermal survey trace a roof leak?
Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What else we do in Lambourn
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. The survey normally takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Lambourn, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from the ground, from windows and from the roof itself where it is safe.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
How to prepare
- Keep pets out of the way during the survey
- Have any paperwork from past roof work to hand
- Clear the way to the loft hatch

What affects the price in Lambourn
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- Roof area
- Which survey package you book
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.

- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- Your postcode, so we can check access and travel

Flying and imaging in Lambourn
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St Michael and All Angels, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Ashdown House, about 3.5 miles north-west, is one of the historic houses in the wider area around Lambourn. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager does not touch the roof itself. Take a building like Lambourn CofE Primary School: thermal images can show where wet insulation sits under a big flat roof.
