Roof by roof

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Thermal roof survey in Upper Lambourn

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. Typical surveys look at damp around chimneys and parapets and patches of heat loss across the roof, across flat roofs, ceilings below the roof and commercial roofs.

In a small place like Upper Lambourn, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Upper Lambourn

We confirm the price for your roof before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • The kind of building and roof involved

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we cannot see

To be straight with you, a roof survey has limits:

  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings
  • A formal energy assessment

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Upper Lambourn can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Upper Lambourn: your questions answered

How do I find out if my home in Upper Lambourn is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Upper Lambourn?

We do. A small place gets exactly the same survey as a big one.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

How do I arrange a thermal roof survey in Upper Lambourn?

Simply ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
