Thermal roof survey in Sheepdrove: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are cold spots on ceilings under the roof and areas losing heat at the eaves and junctions, on pitched roof slopes, commercial roofs and insulated roof spaces.

Some older homes in villages like Sheepdrove are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Do not switch the heating off ahead of the visit
  • Keep dated photos of any marks on ceilings
  • Leave the roof to people with safe access
  • Check outlets after heavy rain

If the images suggest moisture that cannot be confirmed, we will say what would help next, like electronic leak detection or opening up a small area.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Common questions in Sheepdrove

Is Sheepdrove in the area you cover?

We do. The survey and report are the same in Sheepdrove as anywhere else.

Is Sheepdrove within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or send us an email.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Why get it checked now?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Around Sheepdrove, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • The condition of timbers we can’t see
  • Clear results when the conditions on the day are poor
  • A structural engineer’s assessment

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Sheepdrove, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

How the survey changes by roof type

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

What we are asked to look at in Sheepdrove

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Signs worth acting on include:

  • Missing or slipped insulation
  • Ceilings that feel colder in places
  • Wet areas near outlets and upstands
  • Water that travels before it shows

If you own one of the older houses in the streets near Church of St Michael and All Angels, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Choosing a roof surveyor

  • What experience they bring
  • What the report includes, and whether it has photographs
  • Are they insured for the work?
  • Is there a chance to talk the report through?
