What we look for on each type of roof

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Thermal roof survey in Clapton: what you get

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. Typical surveys look at damp patches with no obvious cause and damp around chimneys and parapets, on commercial roofs, insulated roof spaces and ceilings below the roof.

Villages like Clapton often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we’re asked to look at in Clapton

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

We’re often asked to look at:

  • Heat escaping through the roof
  • Leaks that are hard to trace
  • Thin or uneven insulation in the roof
  • Stains that keep coming back

Historic houses such as Benham Park, about 3.9 miles south-east, show how far back building around Clapton goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Choosing a roof surveyor

What a roof survey includes

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and does not.

Questions from Clapton

How do I find out if my home in Clapton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Clapton?

Yes, Clapton is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What’s the best way to book?

It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we will take it from there. Surveys run seven days a week.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Clapton, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at

Arrange a survey

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Advice

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Airspace, weather and Clapton roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

The streets around a church like Church of St Swithin are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.
