DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

About our gutter survey in Ball Hill

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, eaves gutters and fascias and soffits, and people most often book us about gutters overflowing in heavy rain and leaking or loose downpipes.

Older buildings in small places like Ball Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

How the survey works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Ball Hill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Local roofs in Ball Hill

With Stargroves about 1.5 miles south, Ball Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Kintbury station may find that the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Hamstead Marshall Park can get more leaves in their gutters in autumn.

Ball Hill: your questions answered

Can a landlord with a rental near Kintbury station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Ball Hill?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • What’s behind fascias and inside walls
  • The inside of buried drains
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Don’t climb a ladder to look in the gutters
  • Look for downpipes coming loose
  • Note any damp stains below the gutters
  • Have overhanging branches cut back

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
