How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • The number of roofs, including extensions and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • What made you get in touch
  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

About our gutter survey in Penwood

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey parapet and box gutters, downpipes and fascias and soffits, and common reasons people get in touch are overflowing valley or parapet gutters and dripping or leaking gutter joints.

Older buildings in small places like Penwood may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey changes by roof type

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Penwood questions

Do you cover smaller places like Penwood?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Penwood is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How do I book a survey in Penwood?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s behind fascias and inside walls
  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Penwood, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches

Related advice

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Gutter surveys around Penwood

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Highclere Castle, about 1.7 miles south, is one of the historic houses in the wider area around Penwood. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Michael Archangel, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Newbury station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Woolton Hill Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Useful tips for Penwood property owners

You don’t need to be a roofer to help. What helps most:

  • Watch for green marks down the brickwork
  • Watch the gutters during heavy rain
  • Have overhanging branches cut back
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
