Gutter survey in Hollington: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey downpipes, eaves gutters and fascias and soffits, and the problems we are asked to look at most are cracked or loose downpipes and dripping or leaking gutter joints.

In a village or hamlet like Hollington, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Hollington can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Hollington homes and their roofs

Historic houses like Stargroves, about 0.8 miles north-west, show how far back building in the area around Hollington goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For site and facilities teams at buildings such as St Thomas' Church of England Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Thomas are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Getting in touch

These details help when you contact us:

  • What made you get in touch
  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Look for downpipes coming loose
  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too

You receive a written report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Common roof problems in Hollington

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

We are often asked to look at:

  • Downpipes that are split or coming away
  • Overflowing valley or parapet gutters
  • Rotten fascias or stained soffits
  • Gutters packed with leaves or moss

Landlords with a home close to Kintbury station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • Whether VAT is added on top
  • What they won’t be able to tell you

What a roof survey includes

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Common questions in Hollington

I let a flat near Kintbury station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Hollington?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
