Roof survey in Hollington, West Berkshire
Roof surveys in Hollington, backed by more than 20 years’ experience. You get a clear report with photos.
- Worn or blocked valleys
- Torn or sagging underlay
- Crumbling chimney pointing or cracked flaunching
Before and after the survey
These tips come from what we see on roofs every week:
- Gather any paperwork for past roof work
- Mention any damp patches when you book
- Move stored items away from the loft hatch
- Ask about a flat roof on an extension or garage too
We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Roof survey in Hollington: what you get
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, natural slate and chimney stacks, and the problems we are asked to look at most are ridge tiles that have lifted or moved and water stains on rafters and ceiling joists.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Hollington: your questions answered
Do you cover smaller places like Hollington?
Yes, Hollington is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Hollington?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you give a life expectancy for the roof?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you inspect the roof from on top?
Only when it is safe. We also use views from ground level, windows and the roof space.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.
How much does a roof survey cost in Hollington?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.
Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether the roof structure meets design loads
- An exact number of years the roof has left
- Confirmation of asbestos in soffits or cement sheets

What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What to let us know when you get in touch
Here’s what helps us most when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- The reason for the survey, such as buying, a leak or storm damage
- How the loft is reached, if there is one
- Any marks or damp showing indoors
Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
Should I look at the roof myself first?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roof by roof
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.
What happens on the day
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Hollington, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Keep pets in another room
- Point out any leaks or damp patches

Advice
Local roofs in Hollington
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Hollington has a long history of building, with Stargroves about 0.8 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St Thomas, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Kintbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as St Thomas' Church of England Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
