How a roof survey works in Enborne Row

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are slates or tiles that have slipped or broken and loose ridge or hip tiles, on the roof space, flat roofs and natural slate.

In a small place like Enborne Row, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?

Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up. In a small place like Enborne Row, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Roof surveys in Enborne Row: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Stargroves, about 2.6 miles south-west, is one of the historic houses in the wider area around Enborne Row. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Newbury station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to St Luke Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Enborne C.E. Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Roof area
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or send us an email.

Enborne Row: your questions answered

Do you survey roofs for landlords with property near Newbury station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

Do you cover smaller places like Enborne Row?

Yes. Enborne Row is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Enborne Row can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we are looking at
  • Have keys ready for side gates, garages or roof access doors

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • The condition of the rest of the building (that is a RICS home survey)
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings
  • Flat roofs

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
