Signs you need a roof survey in Crockham Heath

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

A survey can pick up problems such as:

  • Gaps in the roof where coverings have gone
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof
  • Ridge tiles that have lifted or moved

Trees in and around Hamstead Marshall Park shed leaves that can end up in nearby gutters.

Before you book any roof surveyor

  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Roof survey in Crockham Heath

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We are frequently asked to look into cracked or blistered flat roof coverings and worn or blocked valleys, across flat roofs, chimney stacks and ridges, hips and valleys.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

Crockham Heath questions

Do you survey roofs for landlords with property near Newbury station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Crockham Heath listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or send us an email.

How long will you be at the property?

It typically takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Crockham Heath needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

How to book

Advice

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • An exact number of years the roof has left
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • File the report with your home documents
  • Ask about a flat roof on an extension or garage too
  • Mention any damp patches as you book
  • Have details of recent roof work to hand

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

What a roof survey looks like in Crockham Heath

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like Enborne C.E. Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. With Benham Park about 1.8 miles north, the area around Crockham Heath has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
