Roof surveys for homes and businesses in Hungerford
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about water stains on rafters and ceiling joists and debris building up in roof valleys, we can find out what’s behind it.
Trees around homes in smaller places like Hungerford drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Helping us price your survey
You don’t need to know any roofing terms. It’s enough to let us know:
- Any photos you have, taken from ground level or a window
- The type of building and roof, like pitched or flat
- Any deadline, such as an exchange date
- Anything about access we should know
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

What we look for on each type of roof
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Roof surveys in Hungerford: local notes
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church like Church of St Lawrence are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Hungerford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Hungerford
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.
A survey makes sense if you’ve noticed:
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
- Loose chimney pots
- Debris building up in roof valleys
If you look after a building such as Hungerford Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking any roof surveyor

- Whether the price includes VAT
- Whether they hold professional indemnity and public liability insurance

For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
How the survey works
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours at most homes, or half a day or so for a commercial building. Homes around Hungerford frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- Find any records of previous roof work
- Point out any leaks or damp patches
- Clear the way to the loft hatch
How to book
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.
Advice
Questions from Hungerford
Is my home in Hungerford listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Hungerford station?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
How long does a roof survey take?
It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
