Roof surveys in Shaw

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a survey in Shaw, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand

Advice

Roof surveys for homes and businesses in Shaw

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about leaking gutter joints and downpipes and worn or blocked valleys, a survey will tell you what’s going on, on natural slate, chimney stacks and ridges, hips and valleys alike.

In a smaller place like Shaw, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why get it checked now?

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Around Shaw, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Shaw homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Historic houses such as Shaw House, about 0.3 miles north-west, show how far back building around Shaw goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take a building like St Joseph's Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions from Shaw

Is Shaw within the area you cover?

Yes, Shaw is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Newbury Racecourse station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where applicable.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you need a roof survey in Shaw?

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak, and it needs a different fix.

Typical things we’re asked to look at include:

  • Cracked mortar along the ridge
  • Slipped, cracked or missing slates and tiles
  • Worn lead at chimneys and abutments
  • Leaking gutter joints and downpipes

Landlords with a home close to Newbury Racecourse station may find that a dated record of the roof is useful when planning maintenance across a let.

Before you book anyone

  • What’s outside the scope of the survey
  • What insurance they carry
  • Whether VAT is added on top
  • Will they check the loft as well as the outside?

What’s in a roof survey

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Mention any flat roofs as well as the main roof
  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Move stored items away from the loft hatch

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
