Independent pre-purchase roof surveys in Shaw

About our pre-purchase roof survey in Shaw

Buyers in Shaw and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or use the contact form. If you are worried about blistered or split felt on a flat roof and blocked or leaking gutters, we can find out what’s behind it, whatever the roof.

In a smaller place like Shaw, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. With lower homes, common in places like Shaw, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

What helps most when you contact us:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for a house, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we are there. Being in a smaller place like Shaw doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work

Advice

Questions from Shaw

Does a conservation area affect roof work in Shaw?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Shaw?

Yes, Shaw is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.

Do you inspect the roof from on top?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

What we can’t see

It is a careful look at the roof, not the whole story. Its limits include:

  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What this survey covers

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
