Pre-purchase roof survey in Speen: what you get

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey clay and concrete tiles, chimney stacks and flat-roofed extensions and dormers, and common reasons people get in touch are patch repairs that may hide an ongoing problem and slipped or missing slates and tiles.

Somewhere as small as Speen, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about pre-purchase roof surveys in Speen

Do you cover smaller places like Speen?

Yes. Speen is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is Speen in the area you cover?

Yes, Speen is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

Any of our surveys can be booked by landlords, agents and building managers in Speen. For a price for a let property or a block, phone 07833 053749 or email us.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What we need to know

These details help when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel

Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Where a roof is exposed, as many are in small places like Speen, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What you get with us

  • 98% of customers satisfied

What we look for on each type of roof

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Gutters and parapets

A butterfly roof drains to a central valley gutter, typically to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Speen, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Note where any stains or damp appear
  • Jot down any questions you want answered

Book a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Advice

Pre-purchase roof surveys in Speen: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Newbury station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Parish Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses such as Benham Park, about 0.9 miles west, show how far back building around Speen goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Speen is about 1 mile north-west of Newbury, in West Berkshire. Whether the building in Speen is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Speen is one of the towns and villages in West Berkshire where we work for pre-purchase roof surveys. There is also a page for Reading.

Surveys in RG14 and RG20 are booked the same way as anywhere else. We cover properties on Bath Road, Pound Lane and Speen Lane and the roads around them. If you are just outside Speen, we cover Bagnor (1 mile north), Speenhamland (1 mile east), Donnington (1 mile north-east), Stockcross (1 mile north-west) and Shaw (1 mile east). Further out, we also cover Thatcham (4 miles east), Burghfield Common (12 miles east), Hungerford (7 miles west), Calcot (13 miles east), Lambourn (11 miles north-west) and Burghfield Hill (13 miles east).
