Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Pre-purchase roof survey in Bagnor: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a careful look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photographs. If you’ve noticed flashings that have lifted or split and patch repairs that may hide an ongoing problem, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Bagnor are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of any kind
  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof

If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.

What we check

  • Chimney stacks
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Why it’s worth a survey now in Bagnor

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Older and listed buildings around Bagnor may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What you get with us

  • Thermal imaging and drones used where they help
  • An independent view of the roof
  • Package prices that include VAT
  • 98% of clients satisfied

Common questions in Bagnor

Is my home in Bagnor listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Bagnor?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Do you go up on the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a hamlet or village like Bagnor, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

Getting a price

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Do you need a pre-purchase roof survey in Bagnor?

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey makes sense if you’ve noticed:

  • Patch repairs that may hide an ongoing problem
  • Signs of past leaks inside the loft
  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings

If you live in an older home near Parish Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book any roof surveyor

  • What follow-up you get after the report
  • What the survey will not cover
  • Whether any drone flown is registered with the CAA
  • When you will get the report

What to expect from a roof survey

Pre-purchase roof surveys in Bagnor: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
