Pre-purchase roof survey in Stockcross

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. If you’ve noticed old water stains in the roof space and roof slopes that look uneven or sagging, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Stockcross, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Questions from Stockcross

Will you come out to Stockcross?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Stockcross listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How long does a pre-purchase roof survey take?

Allow about one to two hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Somewhere as small as Stockcross, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Jot down any questions you want answered

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.

Different roofs, different checks

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Notice patches of new decoration in top-floor rooms
  • Ask the seller about past roof repairs
  • Check we will be able to get into the roof space
  • Give your solicitor a copy of the report

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Common roof problems in Stockcross

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

A survey makes sense if you’ve noticed:

  • Roof slopes that look uneven or sagging
  • Loose pots and cracked flaunching
  • Standing water on a flat extension roof
  • Damp timbers or stains in the loft

For landlords with property near Newbury station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before you book anyone

  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Whether VAT is added on top

What’s in a roof survey

Stockcross homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. About 0.6 miles south-east lies Benham Park, a reminder of how long the area around Stockcross has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own one of the older houses in the streets near Church of St John, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
