Pre-purchase roof surveys for homes and businesses in Spencers Wood
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. We survey gutters and downpipes, natural slate and flat-roofed extensions and dormers, and people most often book us about a ridge or slope that dips and loose pots and cracked flaunching.
In a smaller place like Spencers Wood, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather typically shows first. Whether you’re buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
How we price pre-purchase roof surveys
Survey packages start from £150, including VAT. The price for your roof depends on:
- Which survey package you book
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Booking your survey
These details help when you contact us:
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
- The address and postcode of the property
- Any deadline, such as an exchange date
Most bookings start with a short call: ring 07833 053749 or email us. The price is agreed before a date is set.
Honest limits
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether timbers meet design loads
- What’s under the slates, tiles or felt

Spencers Wood homes and their roofs
Historic houses such as Stratfield Saye House, about 3.3 miles south, show how far back building in the area around Spencers Wood goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
The streets around a church like St Michael and All Angels are frequently among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Reading Green Park station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Common questions in Spencers Wood
Is my home in Spencers Wood listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Spencers Wood?
We do. Every survey there gets the same written report with photos.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
How long does a pre-purchase roof survey take?
It usually takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can I take the findings back to the seller?
Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.
How the survey works
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Spencers Wood, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street

Advice
Different roofs, different checks
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
