Chimney surveys for Spencers Wood homes and businesses

Chimney survey in Spencers Wood: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you are worried about staining on walls around the chimney and unused flues sealed without airflow, we can find out what’s behind it, on lead flashings, chimney pots and cowls and flaunching alike.

Trees around homes in smaller places like Spencers Wood drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at most homes, and about three to four hours for a commercial roof. Being in a smaller place like Spencers Wood does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

How the survey changes by roof type

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

What affects the cost of chimney surveys

To price your survey, we look at:

  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • How big the roof is

For a price for your roof in Spencers Wood, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Getting in touch

We’ll normally ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or email us.

Why it’s worth a survey now in Spencers Wood

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Arranging work in a smaller place like Spencers Wood is easier with notice than in an emergency. A survey gives you that notice.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we can’t see

It’s useful to know what a survey won’t do before booking:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Glance at the stacks from the street now and then
  • File photos of the stacks with your home records
  • Keep track of stains on chimney breasts
  • Use a Gas Safe registered engineer for gas appliances

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Your questions about chimney surveys in Spencers Wood

Is my home in Spencers Wood listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Spencers Wood?

Yes, Spencers Wood is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Chimney surveys in Spencers Wood: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Stratfield Saye House about 3.3 miles south, Spencers Wood sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Reading Green Park station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Swallowfield Meadow can get more leaves in their gutters in autumn. Take an older house close to St Michael and All Angels: its roof may have old fixings, lead flashings and chimneys that need a closer look.
