Farley Hill: your questions answered

Is Farley Hill within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Farley Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Chimney survey in Farley Hill: what you get

If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed damaged chimney pots and cowls and gaps in the mortar around the pots, we can find out what’s behind it, on lead flashings, chimney pots and cowls and chimney breasts alike.

Older buildings in small places like Farley Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Prices for chimney surveys in Farley Hill

We confirm the price for the job before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange
  • The address and postcode of the property
  • Any marks or damp showing indoors

Once you know what you need, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Leave it or get it looked at?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

Farley Hill homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Stratfield Saye House, about 3.9 miles south-west, is one of the historic houses in the wider area around Farley Hill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Wokingham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near St Eligius, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Farley Hill Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Farley Hill is about 4 miles south-west of Wokingham, in West Berkshire. If you are in Farley Hill, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. Cottages and farmhouses around Farley Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller

What a chimney survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we check

  • Flaunching
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls

What we look for on each type of roof

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
