Independent chimney surveys in Bramshill

Chimney surveys for homes and businesses in Bramshill

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photographs and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed cracked or missing flaunching and flashings pulling away from the stack, we can find out what’s behind it.

Some older homes in villages like Bramshill are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Around Bramshill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Honest limits

It’s useful to know what a survey will not do before booking:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks

Leave it or get it looked at?

Damp in a chimney breast typically gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. For older village homes like those around Bramshill, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How the survey changes by roof type

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What a survey costs

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

We’ll usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • The style of property, from a terrace to a block
  • The address and postcode of the property

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

Bramshill: your questions answered

I let a flat near Winchfield station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Bramshill?

Yes, Bramshill is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it is stable.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when you book.

Chimney surveys around Bramshill

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Stratfield Saye House, about 2.8 miles west, show how far back building in the area around Bramshill goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you let a flat or house near Winchfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Mission Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Wellington Country Park can get more leaves in their gutters in autumn.
