About our chimney survey in Hound Green

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey brick chimney stacks, lead flashings and chimney pots and cowls, and people most often book us about worn or missing pointing and disused chimneys trapping moisture.

In a small place like Hound Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How we price chimney surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

For a price for your roof in Hound Green, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Dates you’re working to, like exchange

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Common questions in Hound Green

Do you cover smaller places like Hound Green?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Hook station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What we look for on each type of roof

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask about consent before removing a chimney on an older property
  • Note any damp on chimney breasts and when it appears
  • Keep the report to compare against at the next survey
  • Make sure fixings on the stack are secure

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Do you need a chimney survey in Hound Green?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Typical things we’re asked to look at include:

  • Worn or missing pointing
  • Pots or cowls that look unsafe
  • Redundant stacks capped without ventilation
  • Frost-damaged brickwork on the stack

For an older house near a landmark such as Mattingley Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • What exactly goes into their report

What’s in a roof survey

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Hound Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Let us know about parking before the day
  • If you are buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed

Arrange a survey

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Advice

Chimney surveys around Hound Green

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like Stratfield Saye House, about 2.4 miles north-west, show how far back building in the area around Hound Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Hook station, the gap between tenancies is a good time to have the roof looked at.
