Hound Green questions
Does a conservation area affect roof work in Hound Green?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Hound Green?
Yes. Hound Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Will you fix the leak as part of this?
A leak investigation finds and reports the likely source. The repair is not part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Can a leak be traced on a dry day?
In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.
How should I prepare for the leak investigation?
Make sure the loft can be reached. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Roof leak investigations for homes and businesses in Hound Green
Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We survey the roof space, rooflights and dormers and lead flashings, and common reasons people get in touch are water coming in around a roof light or dormer and water marks that spread in wet weather.
Many homes in small places like Hound Green face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What else we do in Hound Green
What affects the cost of roof leak investigations
To price your survey, we look at:
- Height and safe access
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
What to let us know when you contact us
Here’s what helps us most when you contact us:
- What kind of property and roof it is
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date

What we look for on each type of roof
Slate and tile slopes
A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
What we are asked to look at in Hound Green
Flat roofs fail with age and wear. A felt roof frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
Things that frequently lead to a survey include:
- Drips from nail tips in a cold loft
- Drips in the loft during heavy rain
- Leaks below a flat extension roof
- Staining where a gutter or parapet meets the wall
For landlords with property near Hook station, a tenant living with a leak needs the cause found, not just the stain painted over.
Before booking any roof surveyor
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
- Their track record with similar roofs
- Whether the inside of the roof is included
What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that is a structural engineer’s job)
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.
What we check
- Flat roof details
- Lead flashings
- Valleys and parapet gutters
- The roof space
- Slate and tile slopes
- Chimney stacks
- Rooflights and dormers
What a roof leak investigation looks like in Hound Green
About 2.4 miles north-west lies Stratfield Saye House, a reminder of how long the area around Hound Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Take an older house close to Mattingley Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
How it works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Hound Green can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Preparing for the visit
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
