Chimney survey in Rotherwick

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. If you’ve noticed flaunching that has broken away and staining on walls around the chimney, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Rotherwick, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Before and after the survey

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Look at the chimneys with binoculars after a storm
  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances
  • Have brackets on the chimney checked

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take an hour or two for most homes, a little longer where there are several stacks. Older rural homes like those around Rotherwick can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Clear the way to the loft hatch
  • Dig out any old roof reports or invoices

Advice

Rotherwick: your questions answered

Will you come out to Rotherwick?

Yes, Rotherwick is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Rotherwick?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your survey before booking. To get a price, ring 07833 053749 or drop us an email.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about 1–2 hours for a house, with bigger or more complicated roofs taking longer. The written report follows by email.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What we can’t see

Before booking, it is worth knowing what a survey won’t do:

  • Hidden sides of a shared stack
  • Whether a stack needs rebuilding on structural grounds
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When to book a survey in Rotherwick

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

These are some of the problems a survey can pick up:

  • Bricks with flaking faces
  • Cracked or missing flaunching
  • Damaged chimney pots and cowls
  • Damp on a chimney breast inside

For landlords with property near Hook station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • Which limits apply to the survey
  • Whether you get a written report with photos
  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included

What to expect from a roof survey

What a chimney survey looks like in Rotherwick

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Stratfield Saye House about 3.2 miles north, Rotherwick sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Rotherwick Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Whitewater Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why it is worth a survey now in Rotherwick

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. For an older or listed building in a place like Rotherwick, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
