What affects the cost of pre-purchase roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you get in touch

We will normally ask about:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • What made you get in touch
  • The kind of building and roof involved

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

How a pre-purchase roof survey works in Arborfield Cross

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed sagging ridge lines or uneven roof slopes and loose pots and cracked flaunching, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Arborfield Cross may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why act early in Arborfield Cross

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Honest limits

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Arborfield Cross, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Arborfield Cross questions

Do you carry out roof surveys in Arborfield Cross?

Yes, Arborfield Cross is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and some details.

Does a conservation area affect roof work in Arborfield Cross?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Are you insured?

Our cover is professional indemnity plus public liability.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
