Lambourn homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If yours is one of the older homes in the streets near Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs. With Ashdown House about 3.5 miles north-west, the area around Lambourn has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you look after a building like Lambourn CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Roof survey in Lambourn: what you get
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at debris building up in roof valleys and cracked mortar along the ridge, on lead flashings, natural slate and ridges, hips and valleys.
Around Lambourn, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Lambourn is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a report with photos and recommendations.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Common questions in Lambourn
Is Lambourn within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Lambourn?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How long will you be at the property?
The visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Why get it checked now?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. In an older home around Lambourn, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
What you get with us
- Drones and thermal imaging where applicable
- An independent view of the roof
- 20+ years’ experience
- More than 5,000 surveys completed
What a roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Tell us about any leaks or stains you’ve seen
- Make sure we can open the loft hatch
- Find records of any re-roofing or repairs
- Include dormers, porches and garages as you book
We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
What we look for on each type of roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.
