DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

How a gutter survey works in Highclere

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about gutters that have fallen out of line and fascia boards damaged by overflowing water, we can find out what’s behind it, on parapet and box gutters, outlets and hoppers and fascias and soffits alike.

Somewhere as small as Highclere, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Highclere homes and their roofs

About 1.4 miles south-east lies Highclere Castle, a reminder of how long the area around Highclere has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Michael Archangel, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Newbury station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Woolton Hill Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How it works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Highclere can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Parts of gutters that can’t be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

What we check

  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters

Surveys for landlords and agents in Highclere

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Don’t leave hidden gutters out of a clear-out
  • Keep climbers away from the eaves
  • Check downpipe clips are holding
  • Check for spilling water in a downpour

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

Highclere: your questions answered

Do you cover smaller places like Highclere?

We do. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Newbury station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

How long does a gutter survey take?

A visit usually takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. We will give you an idea when you book.
