New roof snagging in Highclere: what you get
We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we look at the gutters too. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’ve noticed cracked lower roofs or marked walls after the work and missing or blocked roof ventilation, we can find out what’s behind it, whatever the roof.
Somewhere as small as Highclere, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.
Common questions in Highclere
Do you cover smaller places like Highclere?
Yes, Highclere is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Highclere in the area you cover?
Yes, Highclere is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Will you check every nail and clip?
No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.
What’s the price of a snagging inspection?
New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or use the contact form.
Do you get involved if the roofer disagrees with the report?
No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How the survey works
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Highclere can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- First, we note any deadlines and concerns.
- The roof is inspected from ground level, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Show us where any leaks or stains appear
- Check the loft hatch can be reached

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Highclere homes and their roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 1.4 miles south-east lies Highclere Castle, a reminder of how long the area around Highclere has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Newbury station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St Michael Archangel: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Book snagging before the final payment
- Watch for gutters overflowing in rain
- Let your roofer know an inspection is planned
- Watch for drips in the roof space with care
After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer right away.
Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.
What affects the cost of new roof snagging
Not every roof costs the same to survey, for these reasons:
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before booking.
