Penwood New Roof Snagging
Checking a new or replacement roof for snags in Penwood. We’ve completed more than 5,000 surveys across London and the South East.
- Debris left in gutters or valleys
- Ridge and hip tiles not properly fixed
- Tiles or slates sitting out of line
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
About our new roof snagging in Penwood
A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We are often asked to look into tiles or slates sitting out of line and ridge and hip tiles not properly fixed, on replacement roofs, flashings and valleys and new-build homes.
For a small place like Penwood, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Check ceilings and the loft after heavy rain
- Tell your roofer the work will be inspected
- File all paperwork for the new roof
- Check before your warranty period ends
The report gives your roofer a clear list to work through. If there’s a dispute, it is between you and your roofer or builder, and our part is to report what we see.
Keep paperwork for the new roof together. The report belongs with them.
Common roof problems in Penwood
Many people book because something doesn’t look right. Others want an independent check as a matter of course before signing off the job.
We are frequently asked to look at:
- Gutters blocked by building debris
- Ridge and hip tiles not properly fixed
- Loose flashings at walls or chimneys
- Cracked lower roofs or marked walls after the work
If you let a flat or house near Newbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Penwood questions
Do you carry out roof surveys in Penwood?
Yes, Penwood is one of the places we work. The survey and report are the same in Penwood as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Penwood?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How the survey works
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take roughly 1–2 hours for most homes, depending on how much new work there is to check. Around Penwood, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We agree what to focus on, such as a payment date or a warranty period ending.
- The roof is inspected from ground level, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
How to prepare
- Find any records of previous roof work
- Make sure pets are kept safely away
- Let us know about parking near the property

Penwood homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 1.7 miles south lies Highclere Castle, a reminder of how long the area around Penwood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St Michael Archangel: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
