New roof snagging in Burghclere

How new roof snagging works in Burghclere

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. Typical surveys look at tiles or slates sitting out of line and signs of condensation in the roof space, on new flat roofs, new-build homes and flashings and valleys.

For a small place like Burghclere, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • Nails and clips under the slates or tiles
  • Estimates of what fixes will cost
  • How the roof will perform for years to come

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What this survey covers

  • New-build homes
  • Flashings and valleys
  • Loft conversions and dormers
  • New flat roofs
  • Replacement roofs
  • Ridges and verges

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Useful tips for Burghclere property owners

Small things make a difference. Our tips:

  • Watch for gutters overflowing in rain
  • Check the roof before you pay in full
  • Watch for drips in the roof space with care
  • Check lower roofs and walls after scaffolding comes down

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What happens if roof problems are left?

Leaving debris in gutters can cause overflows and send water down the walls. Spotting it now saves chasing damp later. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Burghclere: your questions answered

Is Burghclere in the area you cover?

Yes. We survey roofs across London and the South East, and Burghclere is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will you come out to Burghclere?

Yes, Burghclere is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Will you deal with my roofer if there’s a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how much new work there is to check. You’re welcome to ask questions while we’re there. Around Burghclere, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before we arrive

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • Leave a clear route to the loft
