New roof snagging in Lambourn
Our report records what we see with photos and plain descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. We survey new-build homes, loft conversions and dormers and new flat roofs, and common reasons people get in touch are cracked or slipped new tiles or slates and damage to other parts of the building.
In a smaller place like Lambourn, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes an hour or two for most houses, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Lambourn is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey
- Leave a clear route to the loft

New roof snagging in Lambourn: local notes
The wider area around Lambourn has a long history of building, with Ashdown House about 3.5 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If your house is among the older ones in the streets near Church of St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Check the roof before you pay in full
- Walk round the house to look for knock-on damage
- Send the snagging report to your roofer
- File all paperwork for the new roof
Once the snags have been dealt with, keep the report with your roof paperwork. It’s a dated record of the roof at handover.
Put the warranty or defects period end date in your diary. Book a check well before it so snags can be raised.
Lambourn: your questions answered
Do you carry out roof surveys in Lambourn?
Yes, Lambourn is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or send us an email and tell us about the property.
Do you cover smaller places like Lambourn?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What does a new roof inspection cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or drop us an email for a price.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
What’s the best time to have a new roof checked?
Ideally before you make the final payment, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or email us.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
How the survey changes by roof type
Clay and concrete tiles
Well-laid tiles can last for decades. Cracked or uneven tiles are recorded as far as can be seen.
Valleys
A valley takes water from two slopes, so the detailing matters. The lining and the cut coverings along it are checked.

What we can’t see
In fairness, a roof survey has limits:
- Repair costs for putting snags right
- Fixings and underlay hidden under the coverings
- Legal advice on your contract
