Independent gutter surveys in Burghclere

Gutter surveys for homes and businesses in Burghclere

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, valley gutters and eaves gutters, and the problems we are asked to look at most are valley or box gutters that overflow inside and leaks at the gutter joints.

Somewhere as small as Burghclere, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Burghclere, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like Burghclere, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Landlord and commercial surveys in Burghclere

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Local roofs in Burghclere

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses like Highclere Castle, about 1.9 miles south-west, show how far back building in the area around Burghclere goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Anyone responsible for a site like Burghclere Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If yours is one of the older homes in the streets near Church of the Ascension, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Newbury station, a dated record of the roof is useful when planning maintenance across a let.

Burghclere questions

Is Burghclere within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is my home in Burghclere listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Different roofs, different checks

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

What a gutter survey does not cover

To be straight with you, there are limits to any roof survey:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
