About our gutter survey in Newtown Common

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed soffits marked by water and hoppers and outlets full of debris, we can find out what’s behind it, whatever the roof.

In a small place like Newtown Common, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Newtown Common needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

What a gutter survey doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Gutters out of sight from each safe vantage point

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

Roofs we survey in Newtown Common

  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Downpipes

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more frequently near trees
  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Gutter surveys in Newtown Common: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Highclere Castle about 3.1 miles south-west, Newtown Common sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near Newbury station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Horris Hill School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near Church of St Mary and St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

What affects the price in Newtown Common

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

You don’t need to know any roofing terms. It is enough to tell us:

  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

Newtown Common questions

Does a conservation area affect roof work in Newtown Common?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Newtown Common?

Yes, Newtown Common is on our map. Villages and rural addresses get the same survey as a town house.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or email us.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Outbuildings and barns around Newtown Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Roof by roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.
