Independent gutter surveys in Crockham Heath

Gutter surveys for homes and businesses in Crockham Heath

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at overflowing valley or parapet gutters and gutters full of debris and silt, across downpipes, fascias and soffits and valley gutters.

Older buildings in small places like Crockham Heath may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Useful tips for Crockham Heath property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain
  • Check downpipe clips are holding

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

What we cannot see

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.

What this survey covers

  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits

What we look for on each type of roof

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.

Your questions about gutter surveys in Crockham Heath

Does a conservation area affect roof work in Crockham Heath?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Crockham Heath?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

What we’re asked to look at in Crockham Heath

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

These are some of the problems a survey can pick up:

  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Leaks at the gutter joints
  • Soffits marked by water

Take a building like Enborne C.E. Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • What the survey won’t cover
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs

What to expect from a roof survey

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Crockham Heath, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller
