Questions from Bury's Bank
Is Bury's Bank within the area you cover?
Yes, Bury's Bank is on our map. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Bury's Bank?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.
When is the best time for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Gutter survey in Bury's Bank
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, downpipes and valley gutters, and people most frequently book us about valley or box gutters that overflow inside and cracked or loose downpipes.
Somewhere as small as Bury's Bank, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
We keep jargon out of it: if work is needed, the report says so clearly.

What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The number of roofs, including extensions and garages
- The shape of the roof and its details
- Which survey package you book
- If the survey needs thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
Booking your survey
A little information up front helps. Please include:
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from ground level or a window
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.
Roofs, chimneys and gutters in Bury's Bank
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Shaw House about 2.2 miles north-west, Bury's Bank sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Trees in and around New Greenham Park shed leaves that can end up in nearby gutters. For an older house near a landmark like Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like The Willows Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

How it works
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Bury's Bank frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- A report with photos and recommendations follows.

Related advice
Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why act early in Bury's Bank
Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Where a roof is exposed, as many are in small places like Bury's Bank, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Honest limits
In fairness, there are limits to any roof survey:
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
- Asbestos testing of old gutters, downpipes or soffits
