How a gutter survey works in Oare

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off, but they rarely get better. We survey eaves gutters, valley gutters and downpipes, and the problems we are asked to look at most are downpipes that are split or coming away and rotten fascias or stained soffits.

Somewhere as small as Oare, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What affects the price in Oare

Prices vary from roof to roof, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • The use of thermal imaging or a drone
  • How big the roof is

Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The property’s address and postcode
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block

For a price for gutter surveys in Oare, phone 07833 053749 or send us an email. A few details about the property and the roof help us give you an accurate price.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Oare can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work
  • Let us know about any leaks, stains or damp patches you know of

Advice

Roof by roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Oare: your questions answered

Is my home in Oare listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Oare?

Yes, Oare is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll explain what’s needed.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What do I do with the report?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Gutter surveys around Oare

Historic houses such as Shaw House, about 4 miles south-west, show how far back building in the area around Oare goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Newbury Racecourse station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Hermitage Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Bartholomew: old fixings, lead flashings and tall chimneys are typical of older roofs.

When you need someone else

A survey is a proper look at the gutter, but it can’t do everything. Its limits include:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe
  • The inside of buried drains

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.
