Independent gutter surveys in Wellhouse

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Gutter surveys for homes and businesses in Wellhouse

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, valley gutters and fascias and soffits, and people most often book us about downpipes that are split or coming away and water spilling over the gutter edge.

Some older homes in villages like Wellhouse are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Check for spilling water in a downpour
  • Do not leave hidden gutters out of a clear-out
  • Watch ceilings under valley gutters for fresh marks
  • Book gutter clearing once a year, more frequently near trees

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Common questions in Wellhouse

Does a conservation area affect roof work in Wellhouse?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Thatcham station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just phone 07833 053749 or drop us an email for a price.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Local roofs in Wellhouse

About 3.7 miles south-west lies Shaw House, a reminder of how long the area around Wellhouse has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Thatcham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Hermitage Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. For a village or hamlet like Wellhouse, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Advice

What happens if roof problems are left?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older and listed buildings around Wellhouse may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. We’ll confirm the figure before booking.
