About our gutter survey in Hermitage
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey valley gutters, parapet and box gutters and eaves gutters, and people most often book us about blocked outlets and hoppers and soffits marked by water.
In a small place like Hermitage, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Hermitage: your questions answered
Does a conservation area affect roof work in Hermitage?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Newbury Racecourse station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.
How long does a gutter survey take?
It typically takes an hour or two at a typical home, and more on a big or complicated roof. We’ll give you an idea as you book.
What’s the best way to book?
It’s easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run seven days a week.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or email us.
What we’re asked to look at in Hermitage
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
People normally book a survey when they’ve noticed something like this:
- Gutters full of debris and silt
- Leaking or loose downpipes
- Gutters that have fallen out of line
- Fascia boards damaged by overflowing water
If you let a flat or house near Newbury Racecourse station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Landlords, agents and block managers in Hermitage
Landlords, agents and building managers in Hermitage and across West Berkshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. For older village homes like those around Hermitage, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.

- Parapet and box gutters
- Outlets and hoppers
- Eaves gutters
- Valley gutters
- Fascias and soffits
The survey, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Hermitage can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photographs and recommendations follows.
Before we arrive
- If you are buying, let the agent know when we’re coming
- Keep pets in another room
- For flats, check roof access has been agreed

Gutter surveys in Hermitage: local notes
With Shaw House about 3.4 miles south-west, Hermitage sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Hermitage Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.
Hermitage is about 4 miles north of Thatcham, in West Berkshire. Houses, flats, blocks and commercial buildings in Hermitage can all book gutter surveys, with a written report and photographs every time. Our area takes in places right across West Berkshire. There’s also a page for Reading.
